In an effort to define our services we have created the following Buyers Policy.
1. Initial Consultation
In the initial consultation we will discuss your time-table, wants and needs, and create a wish-list, define a location and price range.
We will discuss the home buying process - to include: the binder, 1% escrow check, negotiations, building inspection, signing contracts, mortgage process, transferring utilities, and any other concerns or questions you may have.
We will arrange for a meeting with a mortgage representative if needed, possibly look at some houses and discuss your buyer contract.
2. Second Meeing:
We will help you better define the type of home and area you are interested in, look at other homes which are active on the market, and confirm that pre-approval has been granted by a bank or mortgage company. Possibly we'll place an offer (if an offer is placed, you will need to sign a buyer contract at this time.
3. Third Meeting
Sign a buyer contact. Look at other homes to reach the goal of home ownership. All subsequent meetings wil be to accomplish the goal of home ownership.
Dates to watch:
From date of acceptance:

3 days to deposit 1% check

7 days to do building inspections (building inspector should be a locally approved building inspector familiar with local codes and inspection procedures)

14 days to sign contracts with your attorney and to put down the balance of 10%

30 days maximum to complete mortgage ( reciept of commitment letter)
