What these rates assume

Home First Financial's posted rates, as of Friday, October 9, 2026. The APR includes estimated lender fees.

15- and 30-year fixed and 40-year interest-only: based on the purchase of a $750,000 single-family home or condo, primary residence, in California, with 25% down, a 780 credit score and 0 discount points.

FHA and VA: based on the same purchase with the minimum down payment (3.5% for FHA, 0% for VA), a 740 credit score and 0 discount points.

30-year fixed: 360 monthly payments of principal and interest.

15-year fixed: 180 monthly payments of principal and interest.

40-year: the minimum payment is interest only for 10 years, then the balance is paid off over the remaining 30 years at the same fixed rate. It needs at least 15% down with credit from 660, or at least 10% down with a 740 credit score on loans up to $2 million. If you pay no extra principal, the payment after the interest-only years is higher than the interest-only payment.

Questions about rates

Why is the APR higher than the rate?

The APR is the yearly cost of the loan with some fees rolled in, so it’s usually a little higher than the rate. Comparing APRs helps you compare loans with different fees.

Why might my rate be different?

Posted rates are for one sample purchase. Your rate depends on your credit, down payment, loan amount and the property. A loan officer can price yours.

Why do the numbers sometimes disappear?

We only show rates we’ve posted recently. If a posting gets old, we hide the numbers and ask you to call, rather than show a rate that may have changed.

Does the Fed set mortgage rates?

Not directly. The Fed’s rate is for short-term borrowing between banks. Mortgage rates follow longer-term markets.

Do you do jumbo loans?

Yes. A loan above your county’s conforming limit is a jumbo loan. We arrange them across California. Ask a loan officer for a quote.
