“A bank already told me no.”
A lender said no. Can I still buy a home?
Maybe. A lot of “no” answers really mean “not with that loan.” One lender’s no often comes from one set of rules. Other loans use other rules: bank deposits instead of tax returns, the rent instead of your paycheck, or a different down payment. Call or email us what happened, and a loan officer will take a second look.
Quick answers
The app said no in a minute?
Apps check one box. A person can look at the whole picture.
Tax return too low?
Some loans can use bank deposits, 1099s or savings instead.
Debt too high on paper?
Different loans count things differently. Ask before you give up.
Does it fit you?
5 quick questions. No signup. No credit pull.
What you'll need
- The letter or email that said no, if you have it
- Pay stubs, 1099s or bank statements
- A photo ID
What happens when I ask for a second look?
Why did the bank say no?
A lot of no answers come from one loan’s rules. One bank may count only what’s on your tax return. Another may not count a side business or rent at all. A no from that loan isn’t a no from every loan.
If you got a letter or email, bring it. It often lists the reasons.
What can a different loan look at?
A loan officer looks at the whole picture, then checks which loans fit. Other loans can use:
- Bank deposits instead of tax returns
- Your 1099s, if you’re paid as a contractor
- Savings and investments
- The rent a property brings in, if you’re buying a rental
- A different down payment
What if my credit is the problem?
Credit counts on every loan, but different loans set different bars. Sometimes the fix is small, like paying off one card or waiting a few months.
A loan officer can tell you what would change the answer, and about how long it might take.
Do the other loans cost more?
Some can. Loans on deposits, a profit and loss or savings can cost more than a loan on tax returns. When more than one loan fits, we show you each one side by side, so you pick.
Questions people ask
Will a second look hurt my credit?
Talking to a loan officer doesn’t affect your credit. A full application includes a credit check, and your loan officer tells you before that happens.
What if the answer is still no?
Then you’ll know why, and what would change it. Sometimes it’s a few months of savings or one paid-off card.
How soon can I try again?
It depends on why. If another loan fits, you may not have to wait. If something needs to change first, your loan officer tells you what.
I was turned down for being self-employed. Can you help?
Often, yes. Some loans can use bank deposits, 1099s, a profit and loss statement or savings instead of a tax return.
What if the problem was my debt?
Different loans count debt in different ways. Paying off one card, or adding the right income, can change the numbers. Ask before you give up.
Do I have to explain everything on the first call?
No. Start with what happened and what you want to buy. Your loan officer asks the rest, one question at a time.
What if I got a yes, but the payment is too high?
That’s worth a second look too. A different loan can mean a different payment. Call us with your Loan Estimate, and a loan officer will tell you what stands out.
